There always seems to be some confusion between an estate for years and one from period to period; please define the following:
A rental agreement for December 1 - December 31
A decade to decade lease
A three week rental agreement
A one year lease

If your rental/lease agreement is for the month of December, then on December 31st, the tenant must vacate the premises. If they do not leave, it automatically turns into a month to month tenancy in which case they would have to give notice (whatever minimum notice in your state/province is - mine is 30 calendar days starting the first of the month) that they are leaving.
A decade lease is a 10 year lease, at which it will be renewed at the end of the decade (ie: lease to 2010, you would then renegotiate the terms of the lease nearing the end of 2010 to start your new 10 year lease in 2011).
A three week rental agreement is just that - you rent it for 3 weeks and then you vacate on the last day of that three weeks.
A one year lease is also just that, a one year lease. After the end of the lease date and they still haven't vacated, they turn into a month to month tenancy (giving notice in whatever the minimum notice time is in your state/province).
A landlord, learning that the applicant was a lawyer, chose not to rent to her because she was an attorney. Did the landlord engage in unlawful discrimination? Please support your answer with your reasoning.
