My 1 year lease lease is almost up, my roommates and I were good tenants (no noise violations/paid on time/kept apartment in good condition/etc). We received our renewal letter which states a reduced rent from our current rate if we renew for a year, or an almost 37% rent increase if we chose to go month to month. We definitely cannot afford an increase, our 3rd roommate has transferred schools, leaving 2 of us to cover the extra rent. I feel that they may be hurting for tenants since they lowered the rent for a long term renewal, does this give me some wiggle room for negotiation? We are both students, I will be graduating in January, my roommate in May, we would like to remain here for school, but don't want to commit to an entire year.

why don't you sign a six month lease and for the last two months do a month to month.
someplace (everywhere at the front of the contract above the perfect signatures on the perfect web page) on the body of the settlement (your employ contract) write the words, "see addendum a million". Then, on yet another piece of paper (it truly is dated and signed by all) write in each thing you want and that the leasing agent will comply with (carpet or inspite of). The very last line on addendum a million write, "all different words and stipulations to stay the same". in case you want carpet, then write, "New carpet to be put in at proprietor's rate on or previously (then fill in a resonable date)". Be high quality about it, yet make it sparkling you want each thing in writing. Get copies of all archives previously you go away. With this addendum you could say that you've examined the valuables and all is properly (if it truly is the case). solid luck!
