I need HELP! finding a simple software program I can use to track maintenance fee pmts?

My customers only make one payment a year. I need the name of a good EASY software program I can use to keep track of their payments, addresses, etc. I need to be able to look up payment history fairly easily. I'm currently using Excel and it doesn't suit my purposes (skill set) very well.
